What does Devete actually do?

We’re a team of property consultants. We help you understand how the UK property market works today — what’s changed with tax, lending and the rules around renting — so you can make your own informed decisions. We don’t sell a product, we don’t handle your money, and we don’t tell you what to buy. Where it’s useful, and only if you ask, we can introduce you to established professionals we work with.

No. We don’t make recommendations and we don’t assess what’s suitable for you — that isn’t what we do. We’ll explain what’s changed in the market and answer your questions in plain English, but every decision stays entirely yours, ideally taken with your own independent advisers.

Quite a lot in a short space of time: how mortgage interest is treated for tax (Section 24), stamp duty costs, the move in mortgage rates, and the new rules around renting under the Renters’ Rights Act. We’ll talk you through what each change means in practice, in plain numbers — and we show a source for every figure so you can check it yourself.

Yes. A lot of the people we talk to are weighing things up for the first time, and the whole point is to start with plain-English understanding rather than jargon. We’ll meet you wherever you are, explain what’s changed and answer your questions — no assumption that you already know how any of it works.

It’s a straightforward market conversation — not a sales pitch and not an advice session. One of our consultants will walk you through where the UK property market is right now and answer anything you’d like to ask. There’s no pressure and no obligation, and you won’t be told what to do with your money.

Over 17 years we’ve built relationships with solicitors, mortgage brokers, tax advisers, surveyors and developers. If you’d find it useful, we can introduce you to the right person for your question — but these are introductions, not recommendations. Each professional gives their own advice, and whether you work with them is completely up to you.

We’re not influencers and we don’t sell courses. We don’t make claims about returns or performance — we focus on the facts of what’s changed, with a source shown for every figure so you can check it yourself. The aim is to help you understand the market, not push you toward a particular outcome.
